50 acres graded into speculative sites

Whitsett, NC

$2 million investment

In 2006 the Development Team saw a shortage of available industrial space in the Piedmont Triad that was more pronounced in Guilford County. The solution was to grade approximately 50 acres into two 25 acre industrial sites with shared water retention. One site would be developed with a 272,000 sf warehouse/distribution facility building, while the remaining site would be offered as a build-to-suit site.

The Team worked with Stimmell and Associates of Winston Salem to design the site elevations as well as optimal layouts.

Prior to completion, the graded site was identified and purchased by Charlotte, N.C.’s Keith Corporation, who had been recently awarded the rights to build Lenovo’s US Facility.   Keith would eventually construct a 235,000 sf building on the site.

The remaining 25 acre site would become Rock Creek Center I, a 272,000 sf speculative industrial building.
