Simpson Commercial Real Estate is a full Service Boutique Firm headquartered in Greensboro, NC offering Brokerage, Incentives Negotiation, and Property Development Services. Sam Simpson
Sam has extensive real estate brokerage, development, and private real estate fund management experience.
Developed over 300 million in office, industrial, retail and multifamily projects
Managed seven real estate funds that have yielded a combined IRR of 16.48% since 2001
Brokered over 1 billion in commercial real estate sales and leasing Representing landlords, tenants, as well as investors
He has been a licensed NC real estate broker since 1996. Sam began his career in commercial real estate working with Property Resources, a full service real estate firm that was sold to CB Richard Ellis (now CBRE) in 1997. Later that year he co founded Simpson Schulman Commercial Real Estate (now Simpson, Schulman Beard). Sam is a graduate of UNC Chapel Hill, where he later returned to earn his MBA from The Kenan Flagler School of Business.
Lauten Crow
Lauten manages development for Simpson’s internal and related entity projects as well as some third party clients. Lauten is involved in all aspects of development, from due diligence of the prospective properties, to assisting in securing financing, coordination of engineering and construction activities onsite in order to deliver the finished product. Lauten is a native of Greensboro, NC, and graduated from Wofford College in 2011. Prior to joining Simpson Commercial, Lauten worked as a Commercial Banking Officer for Carolina Bank.
Wells Herndon
Wells joined Simpson Commercial in 2016 and focuses on growing the firm’s brokerage and development business across North Carolina. Wells provides landlord and owner representation as well as buyer and tenant representation; specializing in retail, land, and office product types. He also supports Simpson Commercial’s internal development team by discovering new properties for development and coordinating due diligence, underwriting, and the marketing for the team’s projects. He is an active member of ICSC, CRCBR, and ULI. Prior to joining Simpson Commercial, Wells was a national sales manager for an international textile company.
Wesley Fricks
Wesley is a development partner at Simpson Commercial and oversees the Raleigh office. Wesley's real estate experience is concentrated in commercial and multifamily finance. Prior to joining Simpson Commercial, Wesley was a Senior Vice President with United Community Bank (UCBI) where he focused on real estate lending for the $13 billion community bank. While at UCBI, he received the Chairman's Award for loan production volume. His additional real estate lending experience includes managing the Raleigh office for Grandbridge Real Estate Capital. In between his real estate lending experiences, Wesley served in federal and state government. Wesley worked for the North Carolina Department of Transportation and ran operations for the 74th Governor of North Carolina, Pat McCrory. At the federal level, Wesley worked in the Administration of the 43rd President of the United States, George W. Bush. Wesley graduated with a Bachelor of Science degree from Auburn University.
Charles Wright
Charles is a native of Greensboro and graduated from Page High School. Charles graduated from the University of Georgia in 1990. after graduation Charles moved to New York where he worked for C.S. Osborne & Co and specialized in sales and manufacturing. Charles returned to Greensboro in 1993 to work with his family business, Mastercolor Labs. Mastercolor Labs served the professional photography market from 1975-2017. Charles joined Simpson Commercial as a Broker in 2018. Charles specializes in brokering local properties and land.
Charles is an active member of the Greensboro community. He has, and continues to serve numerous local and state charities as a volunteer or director, including: Holy Trinity Day School, Page Alumni & Friends Association, The Barnabas Network, The Salvation Army and the Boy Scouts of America.
William Hatcher
William is responsible for assisting our brokerage and development teams in identifying off-market opportunities throughout the Carolinas. Throughout his career, William has been involved in transactions for various product types including industrial, multifamily, single-family, retail, seniors, and affordable housing. He constantly strives to add value through his advanced knowledge of the North Carolina land development process. William grew up in Morganton, NC and graduated from the University of Colorado at Boulder with a BSBA in Finance & Real Estate Development. He enjoys skiing, running, playing golf, and traveling.
Carter Dickinson
Carter joined Simpson in July 2023. He is a graduate of the University of North Carolina at Chapel Hill, where he majored in Economics with minors in Statistics and Operations Research and Music. Carter is a licensed broker and Raleigh native, specializing in the Triangle market. He is also involved in the community, having served as a youth mentor for the Boys and Girls Club, and has been a part of the leadership committee for Ducks Unlimited in both Raleigh and Chapel Hill. Carter is also a member of the ULI Triangle. In his free time, Carter enjoys playing golf and guitar, as well as watching Tar Heel sports.
Susy Wrenn
A native of Greensboro, Susy graduated from UNC Greensboro with a degree in education. After teaching for 8 years and raising a family she reentered the work force as Executive Director of Greensboro Opera Company where she developed accounting, marketing and development skills. She then moved on to Johnston Properties Inc. where she was Executive Vice President of Finance and Lease Management for 16 years. Susy has joined Simpson Commercial to assist the team wherever needed.
